Lake Sara News

This is an update on real estate activities and other issues that affect real estate at Lake Sara .

 

In 2008, there have been 10 sales.  They range in price from  $125,000 to $917,000. There are generally, 20-25 sales per year.  Although the number of sales are down about 50%, prices were up this year as demand remains strong. There are currently 19 properties for sale ranging in price from $219,000 to    $1.1 Million. There continues to be several tear-downs and new construction.

Prices continue to be predicated by the following, in order:
 
      -          Water depth and view

-          Type and amenities of boathouse and waters edge

-          Location on the lake

-          House and amenities

The Lake is beautiful now.  The water is calm and reflects the changing colors of the trees.  Many days it is like a mirror.  Although winter is close and does not seem like it would be a good time to be at the lake...it is perhaps the most beautiful season.  The leaves fall and the views improve.  The wildlife is very active and visible.  And with a light snow...the lake is picturesque.  Believe it or not, unless the lake is frozen (generally not more than 2-3 weeks if at all) there are boats and fishermen out all year. 

Fall and winter is a good time to view and buy property at the lake, although, the inventory is usually a little less.  The views are better and you can see what is around the area you are considering.  Also, the lake almost always goes down in the winter by about 2-3 ft, or so.  That is a good time to check out the water depth at a prospective property.  Generally, if it has good water depth in the fall/winter, it will always have good water depth.

Although Effingham City limits only encompass about 13,000 residents...the area retail sales indicate a much larger population.  The interstate highways have over 8 million vehicles per year passing through Effingham.  And the Lake Sara area population is not included in the Effingham census.  Effingham continues to grow every year and serves as a major center for the South Central Illinois Area.
